Residents of Franke at Seaside Active Lifestyle Community pay a one-time entrance fee when they move into the community and a monthly fee for programs and services provided during occupancy. Entrance Fees and monthly program fees vary depending on the size of the residence and number of persons occupying the residence.

50% Refundable Entrance Fee Program
All Active Lifestyle Entrance Fees qualify for Franke’s 50% refundable equity program, which guarantees residents a refund of at least 50% of their original Entrance Fee should they leave the Active Lifestyle Community for any reason (including moving to a higher level of care on the Franke campus) and a comparable residence has been resold. Upon assuming occupancy, a portion of a resident’s total paid-in Entrance Fee “equity” will accrue to Franke at a rate of 10% for the first month of occupancy and 2% every month thereafter for a period of 21 months. At the end of month 21 of occupancy, the accrual stops and the resident equity account is frozen at 50% of its original value.

Residents often plan to use the refundable portion of their entrance fee as a reserve for future long-term care expenses, if needed, or pass it through to heirs or to a charity of their choice.
